What the county has in common

Fourteen towns, and not one of them the same attic twice.

The area is narrow enough to know what is behind the ceiling before the van is loaded. These are the six things that change from one town to the next, and what each one does to the work.

  • Fifty-year-old duct is ordinary here

    Lake Worth Beach is 74.8% built before 1980, North Palm Beach 72.8%, Tequesta 59.2%. Duct that age is brittle at the collars, so it gets opened carefully rather than forced.

  • And so is a house with no history at all

    Greenacres is 6.2% pre-1980 and The Acreage 6.9%. New is not the same as clean: drywall dust and insulation fibre go into the runs before anyone moves in.

  • Ten of the fourteen sit on the coast

    Salt air reaches any exposed duct collar, dryer hood or wall cap. On a coastal job those get looked at too, not only the runs inside the house.

  • A condominium is not a smaller house

    26.5% of North Palm Beach homes and 26.0% of Juno Beach homes are in buildings of fifty units or more. Your unit has its own run, and that is what gets opened.

  • Who owns the home changes the visit

    Jupiter is 78.5% owner-occupied; Lake Worth Beach is 45.9%. One is a homeowner deciding for their own house, the other means access is arranged with whoever holds the lease.

The 1970s single-family house

Tequesta is 59.2% pre-1980, North Palm Beach 72.8%, Lake Worth Beach 74.8% — the three oldest housing stocks of the fourteen. A house that age has usually outlived at least one air handler, so the duct is older than the equipment it feeds: joints re-taped, sections replaced, and what is actually in the attic rarely matches what anyone drew. It is inspected on camera first for exactly that reason.

The coastal condominium

26.0% of Juno Beach's 3,658 homes and 26.5% of North Palm Beach's 8,427 sit in buildings of fifty units or more. In a building like that the air handler is in a closet rather than an attic and the run to your rooms is short, so the cleaning is quick and the scheduling is not: access, parking and the hours the building allows work all get agreed before a date is set.

The 1990s tract house

Jupiter is 68.8% pre-2000 across 31,257 homes, Palm Beach Gardens 59.1% across 31,400, Royal Palm Beach 62.0%. This is first-generation flexible duct: a plastic sleeve over a wire helix, run through an attic that reaches Florida summer temperatures. Dust settles into every ridge of the helix, which is why suction alone does not clear it and a brush has to go the length of the run.

The newer inland build

The Acreage is 95.2% detached and only 6.9% pre-1980; Greenacres is 6.2% pre-1980 and Royal Palm Beach 16.1%. A newer system has fewer patched joints and a cleaner layout, but a first clean here is usually about what the builder left behind — construction dust, drywall and insulation fibre that went into the runs while the house was still being finished.

The rented home

Lake Worth Beach is 45.9% owner-occupied and Palm Springs 48.3% — in both, most homes are rented, and Lantana at 52.9% is close behind. They are the three lowest of the fourteen. The person who notices the dust and the person who authorises the work are often not the same, so the first call is usually about arranging access rather than about the ductwork.

The fourteenth is Stuart, just over the line in Martin County. Each one has its own page on the map above, with the housing figures that page is built on.

Why does every town get its own page?
Because the housing stock decides the job, and these fourteen are not alike. Lake Worth Beach is 74.8% built before 1980; Greenacres is 6.2%. The Acreage is 95.2% detached houses, while a quarter of Juno Beach's homes sit in buildings of fifty units or more. A single page that said the same thing about all fourteen would be wrong about most of them, so each town carries its own Census figures and its own account of what we tend to find there.
How is a condominium different from a house?
Your unit has its own air handler, usually in a closet rather than an attic, and its own short run of duct off it — so what gets cleaned is your system, not the building's. The real difference is practical rather than technical: access, parking and the hours the building allows work have to be agreed before a date is set. In North Palm Beach 26.5% of homes and in Juno Beach 26.0% are in buildings of fifty units or more, so around here that is ordinary rather than an exception.
Stuart is in a different county. Is it still covered?
Yes. Stuart is the only one of the fourteen outside Palm Beach County — it sits in Martin County, north of Jupiter — and it has its own page like the rest. Its housing stock is 46.3% pre-1980 across 10,577 homes, which puts it closer to Tequesta than to Jupiter in age. It is also the one town that does not appear on the county map above, for the same reason.
Where do the housing numbers on these pages come from?
The American Community Survey, 2024 five-year estimates, published by the U.S. Census Bureau: table B25034 for the year built, B25024 for units in the structure, B25003 for owner or renter, and B25077 for median value, read through Census Reporter. The boundaries drawn on the map are the Census Bureau's own place boundaries, not a radius around a pin. Every figure on a town page names the table it came from.
